Communications
Mojacar is only 50 mins drive from Almeria Airport and 1.5 hrs drive from Murcia Airport. The motorway infrastructure is firmly in place to support Mojacar and this means that Granada and Alicante are both only two hours drive from Mojacar.

There is a main road approximately 3 km from the heart of the land with a country road providing access to the development site. Due to the age of the buildings, mains services such as water, electricity and mains drainage are not connected; however there are a number of ways in which these services can be brought to the cortijos. Development Strategies
The Town Hall is willing to support development that complies with the General Master Plan. The permitted uses include leisure, tourism and recreational and in order to develop the land for one of these uses, a special planning agreement may be negotiated. 

It is also possible to rebuild and extend each of the cortijos, subject to local planning regulations. The Town Hall has indicated that there is potential for further intensification of development in the Cortijada (the area surrounding cortijos 1 -7 in the Site Plan).

The relevant authorities may allow the new owner to forego the rebuilding of Cortijos in consideration of building a new and substantial single structure elsewhere. This may take the form of a rustic hotel or holiday chalets.

Cortijo
Located over the 690,000 square metres of land are 16 derelict Cortijos, each with their own land. A cortijo is a typical traditional Spanish home that is often found in a rural setting. People often get confused with the difference between a Finca and a Cortijo. Generally, a Cortijo is a more substantial building, often with out buildings such as stables, and have more land. The 16 cortijos have all been properly registered and the cortijos, including the land, range in size from 23 to 178 sq m. 

Cortijada
The cortijada is a group of cortijos that could be compared to a small village or urbanisation. The cortijada is located right in the centre of the site and consists of cortijos 1-7 which are densely packed together. The views from this particular location are spectacular and it is likely that a prospective purchaser would want to focus his development around this area.
